Here at the Millfields Trust, we are committed to giving you as much information as you need when making the decision to rent an office. Below you will find answers to the questions we get asked the most. What costs are included in the rent?
Our rent includes 24 hour security, grounds maintenance, waste disposal and buildings insurance.
What are my upfront costs?
To take an office with us, we require a 2 month deposit and the first months’ rent in advance.
Why is the Millfields Trust a good location?
Where do we start? Not only are we a short walk to the City Centre, on a great bus route and close to Plymouth Train Station, but we are even closer to the fabulous Plymouth Hoe waterfront. We are surrounded by café’s and restaurants and the fabulous Royal William Yard and Firestone Bay is also close by. It’s a wonder we ever get any work done!
Is there wifi?
WiFi is not included in our rentals. With the exception of our Genesis building, our tenants are responsible for sourcing their own internet. Internet is included in the rental price for Genesis (plug and go), but tenants are still required to install an access point to enable WiFi.
Is it easy to move offices?
Yes! If you decide you would like to relocate to an alternative office within our premises, we can help you do this.
Is there printing/photocopying services?
Our HQ reception area is available for printing and photocopying.
Is there a Post Office nearby?
Yes! We have lots of conveniences close by, cafés, supermarkets, post office and restaurants. We are also a short walk to Plymouth City Centre.
Is furniture included?
All of our offices come unfurnished to enable you to design your office to suit your business needs.
Is there any free meeting spaces?
Our Genesis building has a small communal area with space to meet or take a break along with a bookable Board room. We also have bookable meeting space in our HQ building. For further details click here.
Is there parking for me/for my visitors?
All of our sites have visitor parking which is on a first come first served basis. Visitor parking is limited to 2 hours. Many of our offices in the Millfields and HQ come with a parking space included within the rent.
Do I need buildings or contents insurance?
Our buildings are insured and this is included in your rent. You will need to insure the contents of your office.
How much notice do I have to give?
Our notice period is one calendar month for an occupancy of up to 12 months, thereafter we require 3 calendar months’ notice.
Is there anywhere to eat my lunch other than the office?
Yes, we have a lovely garden in our HQ building as well as a large kitchen/chill area. We have a small breakout space within our Genesis building.
Who is financially responsible for repairs and maintenance to my office?
For general wear and tear, the Trust will manage most repairs. For improvements or modifications to an office, this is the financial responsibility of the tenant.
Will my rent increase?
We review our rental prices every year on 1st April in line with the Retail Price Index.
Once I have made a decision on the office I want, how quickly can I move in?
If the office you are interested in is currently vacant, we have been known to move tenants in within 10 days subject to a suitable application and references.
Who will clean my office?
We have our own in house cleaners on site who you can engage with to clean your office. Prices are on application depending on your requirements/frequency of clean.
What happens to my deposit?
We hold your deposit until such time you choose to vacate your premises. Providing you have left your office in a suitable condition with all keys returned, we are able to refund your deposit in full.
Do you have an onsite café?

Who pays for refuse collection?
Refuse collection is included within the rent. This is for general office waste only. If your business requires the disposal of industrial waste, tenants are required to arrange this for themselves.
Does my building have a reception area?
Our HQ Building has a manned reception Monday – Friday from 08:30 – 16:30. Our Creykes Court and Genesis buildings operate on a fob and intercom access which means visitors are able to call a tenant’s office via an external intercom and the tenant is then able to grant the visitor access to their office.

Do you provide networking opportunities?
We have hosted a number of networking sessions, including Women in Construction, Monday Breakfast (for entrepreneurs with young children) as well as our Celebrating Women in Business events to name a few. We hold our very own informal tea @3 each Friday for tenants who want to get to know one another and always welcome new opportunities. We are more than happy to host your events too.
